Why the price is what it is, in plain language

- 02Pitch and complexity. Steep roofs and lots of valleys, hips, and penetrations take longer and cost more.
- 03Material. Asphalt shingle, tile, metal, and premium synthetic sit at very different price points.
- 04Tear-off. Removing one or more existing layers adds labor and disposal.
- 05Decking condition. Sound decking stays. Rotted sheets get replaced at the per-sheet price you already saw.
- 06Permits and code. Florida permits and current building-code upgrades are part of a proper job.
